OPTION 1

First 5 years – monthly interest payments only, subsequent 5 years normal monthly installments, remaining years – monthly installments increased to cover repayment of capital postponed from first 5 years

OPTION 2

Grace Period. Repayment commences 1 month after the completion of the property with a maximum grace period of 2 years from the granting of the loan, whichever occurs first. During the grace period interest will be capitalized and will be covered by loan installments. Maturity loan is 70 years old.

  • Property price €100,000,
  • Deposit of €20,000 on exchange of contracts 
  • Property delivered in 3 years in a market growing at 10% pa
  • Value after 3 years €133,100 then sell for a profit before tax and costs of €33,100
  • Estimated return on Investment = 160%
